How To Prep Your Home For Sale

  • Posted on Aug 19, 2019

When preparing and staging a house for sale every seller wants his/her home to sell fast and for top $$$ dollar.  Well, it’s not a coincidence or luck that makes that happen.  It takes planning and knowing how to spruce up your home to have buyers racing for their checkbooks. Here’s 6 easy steps on how to prepare your home and turn it into an attractive and marketable home.

1. DISASSOCIATE YOURSELF WITH THE HOME!

-Keep telling yourself…”This is currently my house but not my home” it’s a product that needs to be sold

-Mentally LET IT GO and focus on the fact that soon this house will no longer belong to you

-Envision yourself handing over the keys to the new owners!

-Make sure you say GOODBYE to every room

-Don’t look back-look toward the future!!

2. BOOST YOUR CURB APPEAL!

-Don’t forget about the outdoors

-Some buyers may decided not to even enter a home based on its curb appeal, so make sure your home’s exterior looks excellent

-Trim your shrubs, weed your flower beds, fix any peeling paint and keep the walkway clear

-Just adding a row of potted plants along the walkway or a cheerful wreath to your front door can make a big difference.

3. DE-CLUTTER!

-If you don’t need it, donate it or throw it away

-Pack up those knickknacks

-Clean off those kitchen counters

-Put essential items used daily in a small box that can be stored in a closet when not in use

4. DE-PERSONALIZE!

-Pack up personal items like family photos and heirlooms

-Buyers sometimes can’t see past those items and they need to be able to picture themselves living in the home

5. MAKE THE BATHROOMS SPARKLE!

-A new shower curtain is a great investment – very little money for a big impact

-Place personal items (such as hairdryers, makeup kits, and hairbrushes) in cupboards or drawers

-Hang matching new towels; go for the best-looking towels you can. Like shower curtains, they add a nice impact

-Remove everything from the counters, except pretty soap sets, candles or fresh flowers.

-Check the faucets for leaks, drips or disrepair. Repair or buy new faucets if they are leaky or worn out

-New silicone beading can do wonders for your shower, tub and sink area…especially if the caulking is stained or cracking

6.  MAKE BEDROOMS LOOK BIG!

-Remember that buyers love to snoop and are likely to look in your closets. Make sure the closets are as spacious looking as they can be. Remove all the clothes, shoes, and items that you won’t be using, remove reading material on night stands and leave room for one good book.

-In kids’ rooms, posters, photos, drawings and awards are all personal items that should be taken down for showing the house. You want the buyers to imagine the rooms as their own.

-Put away all items that are hanging off the backs of doors. -Cluttered and clanking doors often make the room feel smaller – especially if they don’t allow the door to open all the way.

-Candles and fresh flowers are excellent accessories on bedroom furniture.

-New bedspreads or quilts make a bedroom look inviting.

-Make your bed look pretty and make sure the bedspread or quilt fits the bed properly and hangs low enough to cover the view under the bed. Buyers won’t look under the bed, so you can store other non-essential items there.
